Selecting the Agent is one of the most important decisions you will have to make. It is important to take your time and select an Agent you will feel comfortable with to ensure the sale of your property is a success.

Some things to keep in mind when choosing an agent are:

• Make sure you feel comfortable. What ever your feelings about the agent remember that potential customers may feel the same;
• Ensure the agent provides you with specific recommendations for the sale of the property, including a promotion and advertising plan;
• The agent should tell you what you need to hear regarding the sale of your property, not what you want to hear. Some agents will only tell you what they think you want to hear in the hope of securing the listing;
• Ask for recent references from buyers and sellers. Personal recommendations can be a good indication of what you can expect from that particular agent; and
• Make sure the agent is suggesting an achievable listing price. An unscrupulous agent may suggest the property can be listed much higher to ensure your business. Be wary of listings that are a lot higher then other agents.
