Before listing your property on the market follow this simple checklist to ensure maximum returns.
Check the presentation of the property. See our section on presentation for some suggestions.
Obtain a building and pest inspection report. A clean report is an excellent selling tool.
Have a contract of sale prepared through your solicitor.
Have compliance certificates for any renovations or construction recently completed which required approval.
If you currently have your property tenanted, make sure you know details such as the expiry date of the current lease and any termination requirements.
Note down any inclusions that are a part of the property for the purpose of the sale. This can include light fittings, floor coverings, curtains and blinds. If there are particular items you wish to exempt these should be clearly stated in the contract of sale.
